This model initially comes from Archive3D.net the license says: "This model may be freely modificated or elaborated".
NB: No mention of restriction on redistribution.

(Lightmapping is not used for the cabinet in the video (while could have been) but is used for walls, ceilings, floors, fireplace and couch)
The applied elaboration and modification are the following
- UVwrap for textures and lightmap
- Sample lighmap applied
- PBR texture (that can easily be replaced by other ones)
- Mesh simplification (suppression of unseen faces)
